


Upon valued instruction from Matthews & Goodman (London Office), our inspection took place at Gemini Business Park, Becton, London. This industrial warehouse building was constructed circa 2001, and features a number of unique facilities.
This Level 4, large, modern, industrial unit has a floor area of 12,000 m2 with approximately 10% office accommodation. The building benefits from a variety of energy saving building services such as photovoltaic panels and solar hot water collection located on the roof.
The warehouse area is heated by Low Temperature Hot Water under floor heating generated by a Ground Source Heat Pump. The building has a demand controllable Passive Stack ventilation system twinned with a VRF split system, to provide an energy efficient solution to cool the office environment. All the windows to the offices are shaded by Brie Soliel solar shading fins to limit solar gains and reduce the cooling load.
