Commercial Energy Performance Certificates - Commercial EPCs

Rushton EPC offer commercial EPCs at all levels of complexity from Level 3 to Level 5 with the accompanying Recommendations Report which details any potential considerations to improve the energy performance of the building.

 

* EPCs are valid for 10 years or until replaced with a newer one.

 

* During its 10 year validity period you can provide the same EPC to prospective buyers or tenants.

 

* It is the responsibility of the seller or landlord to make an EPC availbale for their building.

 

* The property owner has a duty to provide an EPC to a prospective buyer or tenant, if even the waive an entltement to receive the certificate.  By law, an EPC should form part of any property particulars.

 

* If you can demonstrate that the building is suitable for demolition and the resulting site is suitable for redevelopment, and you believe that the prospective buyer intends to demolish the building, you DO NOT need to provide an EPC.

 

* A lease assignment would be considered to be a sale or letting and the assignor should provide the EPC.  The landlord's obligations will generally be satisffied if the assignor provides the EPC to the assignee.
